Lender Requirements For Canadians
Most Canadians have heard of or know Scottsdale, Arizona...but there are many other cities in the Metro-Phoenix / Scottsdale area that you probably are unaware of. Homes here are still very affordable and come in all sizes and price ranges. It is true that it is more difficult for Canadian buyers to obtain a loan. Lenders have gotten extremely strict in their loan requirements for everyone, but as a Canadian you will be required to provide more documentation than normal. Don't let this scare you...We can help simplify this process. We have a lender that has been successful obtaining loans at LESS than the going rate being quoted to most Canadians. Don’t want to use all your liquid assets to buy a 2nd home in the Phoenix Area? What will be required to qualify for a foreign national loan? The process is not as hard as you think. Here is what one of our Lenders say you will need:

  • Complete Loan Application with Social Insurance Number
  • International Credit Report (supplied by lender)
  • Down Payment of 25%
  • Copy of Passport
  • Copy of Pay Stub

  • Copy of your Retirement Account with balance and monthly income
  • Copy of last 2 years T2’s

Here is a calendar we created which shows the average monthly temperatures (both highs & lows) & precipitation in Phoenix, AZ. Cities surrounding Phoenix can vary by up to 5 degrees. The coldest months are typically December & January, while the hottest month is typically July.
