| EF Code – What is it & How Can it Help Me?
This is an example of an EF Code: 53FRDOXXPSA2.5G. Can you understand what it means, or the valuable information it is providing you? Chances are you have seen this on MLS listings, but never knew what it was or what it was telling you. As REALTORS®, we use the EF Code all the time.
So what is an EF Code (sometimes called FE Code)? The EF Code stands for "encoded features" which helps identify (at quick glance) commonly searched features on any given property without having to read through the entire listing. This saves REALTORS® time when looking through hundreds of listings for their clients. We believe that you will find value in knowing how to read an EF Code too, which is why we have given you examples of what it looks like, where to find it and a legend for reading it. Once you know what each letter or number means, you will be able to know a lot about a home by reading one simple line of code. The EF Code is located at the top portion of an MLS listing sheet. To be able to see where an EF Code is located on a MLS Listing Sheet and a "Comp" Sheet, click on the documents below to enlarge them and see where we have pointed out (with a yellow arrow) the EF Code.

Knowing how to read an EF Code will save you time perusing through many listings. Here are all the features you can find in an EF Code. We have each feature numbered in the order that they will appear in an EF Code. However, only the features that apply to the property will show up in the EF Code which will affect its placement.

(2) Number of bathrooms for the listed property
(3) Property has a (F)amily Room.
(4) Property has (B)oth Evaporative & Refrigeration
Property has (R)efrigeration cooling only
Property has (E)vaporative cooling only
(5) Property has a formal (D)ining Room
(6) Property has (O)ther Room – loft, den, exercise room, sauna, etc.
