If you are buying a house in Arizona's Metro-Phoenix area, your REALTOR® will no doubt recommend having a home inspection performed.  This is because home inspections can save you money and aggravation by identifying potential problems that you may be unaware of.  Home inspectors are experienced in identifying issues with the structure and systems of a house based on standards developed by the American Society of Home Inspectors (ASHI) and the State of Arizona.  Once these issues are brought to light, you and your Realtor may negotiate repairs with the seller.

In Arizona, home inspectors must be licensed by the state. Requirements for licensing include classroom instruction, supervised field experience and successful completion of a comprehensive national exam. Once licensed, the state has no additional requirements for education. Inspectors who are interested in staying current with changes in the home inspection profession may join ASHI, the oldest industry association in the country. ASHI requires its members to attend educational seminars and publishes a monthly magazine with technical updates and information. Only about 15% of the licensed home inspectors in Arizona are Certified ASHI Inspectors.
