We will also guide you on how to prepare your home so that your home shows better than all the rest. Step 3 – Personalized Yard Sign & Website Rider Our custom signs have our contact information on them so that potential buyers can reach us immediately...any time of the day, any day of the week. We also use a sign rider to guide customers to our websites. By guiding them to our websites, customers will be able to view multiple photos of your property, as well as a virtual tour and a custom webpage we create just for your listing. Step 4 – Photographing Your Home We are experienced in providing high quality, well-framed, and beautifully lit photographs of your property, which are the cornerstone to successful property marketing. Step 5 – Placing Your Home In MLS Professionally written details of your home, including multiple photos & virtual tour (if applicable), are entered into MLS which is the number one search method used by Realtors in finding homes for their Buyers. MLS also feeds into many internet websites, so it is crucial to have a home listed properly in MLS to gain maximum exposure for your home. Step 6 – Professional Virtual Tour Of Your Home For virtual tours, we offer only the best! We provide unlimited rooms & landscape scenes, school info, Google map & mortgage calculator. Each tour will be posted with all the ads we place (if allowed), plus the world's leading internet sites, including: • REMAX.com Since 85% of home buyers start their search on the Internet, it is imperative that your home is listed on numerous websites for ultimate exposure. Your property will be displayed on hundreds of websites that we have found to be the most effective. • Featured Listing on www.SCOTTSDALE.com & www.TEMPE.com –Because we are the OFFICIAL Scottsdale.com & Tempe.com Real Estate Team, your property will be displayed as a "Featured Listing" on two of the Valley's busiest websites that receive over 1 Million internet visitors (not just "hits") per year. We have an exclusive partnership with these two websites and our therefore our listings are displayed within the Real Estate sections of each AND on a rotational basis on the HOME PAGE of each. • Handshake Listings – We have partnered with over 820 real estate agents from many brokerages in the Phoenix area to display our Featured Listing's individual website on the other real estate agent's websites. • New Listings Notifier Through Partner Websites – If a Buyer has signed up for a new listing notification on a partner’s website and your listing matches their criteria, your custom webpage will be automatically emailed to that potential Buyer and we will be notified in return. • RE/MAX Agents Refer To Us – With over 120,000 agents in the RE/MAX network, our online profile & participation on technology panels for our company helps get us in front of these agents as the area expert. When agents are looking for an agent for their buyer, our designations are what help us stand apart from the rest. When completed, we will be among the top 1% of highest educated & designated REALTORS in the U.S. Currently designated as an e-PRO Realtor (Internet Marketing Specialist), GRI (Graduate of Realtor Institute), ABR (Accredited Buyers Representative), Certified Fine Home Specialist & ASP (Accredited Staging Professional). By the end of January '08 we should also have our CRS (Certified Residential Specialist) & CLHMS (Certified Luxury Home Marketing Specialist) designations & will be working on our SRES (Senior Real Estate Specialist), CIPS (Certified International Property Specialist) & Associate Broker designation throughout 2008. • Marketing Our Website – By continually marketing our website address through everything we do, we are helping drive more traffic to all of our Featured Listings. • Keep'em Postcards - Each month, we send out over 100 useful postcards to out-of-state Realtors, past clients & current prospects to market our website to gain exposure for our listings. • Phone Calls - When we know that a Buyer's Agent or investment company is looking for a home in your area, we will call them to inform them about the investment opportunity with your home. • Open Houses - Having other RE/MAX Realtors hold our listings open, on occasion, is a great way to get them excited & knowledgeable about your property. • Co-Broke (Commission) - We ALWAYS offer 3% (or more) commission to the Buyer's Agent! Anything less than this could effect your number of showings! If you are comparing Realtors who are offering discounted listings, make sure that the discount they are offering is on THEIR side vs. the Buyer's Agent's side. A minimum of 3% should ALWAYS go to the Buyer's Agent. Verify this by having them provide you a copy of the Agent Report of your listing once it is input into MLS. • Title Companies, Lenders, Vendors & Contractors - We have formed a strong working partnership with these businesses and constantly refer out to them. By doing so, they refer clients to us & recommend our website. • Previous Client Referrals - The majority of our business is through referrals from previous clients or out-of-state Realtors who also direct potential Buyers & Sellers to our website. To maximize the traffic through our listings, we may choose to hold open houses throughout the listing period. Current market conditions have shown that open houses have been ineffective in most areas lately, but we will be happy to discuss this option with you during the listing appointment. Step 12 – Updates & Feedback We know how important communication is in a real estate transaction. We pride ourselves on keeping our clients informed of their property showings and current market conditions throughout the listing period. We will even create an on-going custom search (for you) of homes listed in your neighborhood or area, so you can keep an eye on your competition.
